Let's try this again. I just lost my first "blog in translation." So here goes another.
I'm about to list 42 acres and two homes in DeLeon Springs, which is due north of DeLand. Lots of space in DeLeon Springs to do lots of different things, not the least of which is growing fern. This acreage is presently a working fernery and has loads of possibilities for the serious investor. The owner lives in a 3000 sq foot home on 7.25 of the 42 acres, and there is a rental home on five ac. plus the 30 acres, packing shed, and all the associated goodies (irrigation, pumps, wells, and the like.) Asking price is a shade over $900k and the land may be taken down separately if desired. I'll post a link when the paperwork is processed, as we've just signed the agreement to represent. While I'm thinking about it, the same owner has a fantastic 9.5 acre parcel suitable for building in that same DeLeon Springs area. Great access to 17-92, and the zoning (R-4) to allow for medium density housing, maybe three lots per acre. As it sits, three 2.5 acre lots and two .7 acre lots can be had for the low, low, low, did I mention low? price of $134,900. Yep, less than $14k per acre for some lovely hammocked high and dry land. Here's a bit more info about Retta St. in DeLeon Springs There are some strong opportunities in Long Leaf Plantation, a south DeLand community that is minutes from I-4 and 3 miles from the center of town. Spacious half-acre lots and quality contruction can be had for around $90-100 per square foot. I'll post some links quite soon. Check back tonight. until then... Whew! Another marathon day culminating in an additional tasty listing. Due to hit the market in about 5 days, this home is in Country Club Estates and will offer 1700+ square feet, plus a screened porch, in-ground pool, and a private backyard. It's location is ideal, on a quiet side street. The access to both I-4 and 17-92 is negligible(for those unfamiliar with Central Florida on the East Coast, those are two arteries which get you just about anywhere.) This home will need a bit of love for the "polished" look, but hey... no one ever said the road to happiness would be professionally landscaped. We'll be asking $159,900 and I do believe she's priced right on the button.
The other two homes I've mentioned can be viewed at the following two links (oh, boy... my first two links! Let's not get too excited just yet. Here goes...) 350 Swarthmore Drive and 1140 Orangewood Avenue are two quite desirable, and affordable, offerings in DeLand. Give a call and make an appointment today, or let me help you get prequalified for a purchase regardless of the price. There's lots to see in this fantastic and charming town. Until the AM, folks. Seems a bit late to make a commitment to today's blog, but what the hey! I'm literally exhausted from a day spent looking, mailing, looking, haggling... did I mention looking?
A couple of good properties are waiting to be gobbled up in MY neighborhood no less. I've got a 3 bed, 2 bath, 2 car garage (known henseforth as yer basic 3/2/2) is offered at $174,900 and is within wedge distance of the 12th fairway at DeLand Country Club. The 12th hole and I aren't on speaking terms. It seems so benign on paper. A simple and straight hole of approximately 365 yards, and yet I seem to card some of the most atrocious scores ever devised when playing her. It is my Waterloo. Anyway, another lovely offering can be found at 1140 Orangewood Drive in Northeast DeLand. A quaint community with lake access and great schools, this 3/2.5/2 is only ten years old and is available for the low, low, LOW price of $165,900. These folks are motivated, and the home is in great shape. I'll attached a link in the next entry, complete with pix. 'til then, I bid you a fondue!
